Where an agent chooses to hang their license matters.
The Compass lawsuit raises a bigger question about MLS cooperation, professional responsibility, and the choices we make as Realtors.
I shared my thoughts on LinkedIn.

Pressure changes what people are willing to accept.
A buyer who was disciplined on price suddenly wants to stretch. A seller who had strong terms in mind starts making concessions just to keep the deal together.
Nothing about the home changed. The fear of losing the deal did.
Amazon made buying books easier. Great bookstores survived by doing what algorithms couldn’t: helping readers discover books they didn’t know they wanted.
AI is bringing that same shift to real estate.
AI is reducing the value of controlling access to information that already exists elsewhere. But it will increase the value of controlling information that isn't available anywhere else.
AI is changing real estate search in a way website traffic doesn’t fully capture.
A buyer using AI search discovers a home, compares neighborhoods, and forms an opinion without ever visiting a listings website.
The first impression is already made before anyone gets the click.
For sellers, getting discovered no longer is enough. How accurately a home is represented in an AI answer influences whether a buyer considers it at all.
For agents and brokerages, website visits tell only part of the story. The buyer’s opinion is formed elsewhere.
A seasoned agent notices these patterns quickly. Our clients may be seeing them for the first time.
What takes an experienced agent 30 seconds to recognize might take a buyer or seller days to understand.
That doesn't mean they're difficult or indecisive.
Sometimes experience becomes a blind spot.
A Realtor walks into a Bay Area home and recognizes the pricing problem, the disclosure risk, or why a few blocks can change the value.
My job isn’t just to communicate your position.
It’s to understand how the other side will receive it, and what their response really means.
This is exactly why I pay attention to the off-market networks even though I’ve been pretty clear about the problems with private inventory.
Another listing surfaced this week:
Burlingame Park.
5 bed / 3 bath.
Just under 2,900 sq ft.
$4.695M.
If your AI assistant stops recommending homes, builders, agents or lenders because they won’t pay it; You don’t have an assistant.
You have a salesperson with a very good interface.
And this question is coming for real estate.
A subscription can create cleaner alignment, while a commission model can still produce excellent representation.
Human or AI, every advisor has incentives.
The business model doesn’t remove them.
It shows you where to look.
