The cost of living is far lower in Texas than it is in places like California.
The median income in Texas for 2025 was just over $85k
The median income for California was $100k, and NY was $87k
$400k in Dallas gets you 4 BR, 3BA with a 2 car garage with a big backyard
$400k in LA gets you a 3 BR, 1 BA that needs to be gutted.
$400k in NYC does not even get you that.
It's not 'the poors' leaving states like CA and NY for states like TN, TX and FL.

PS that $1B Vulcan project in Benson and move of their research and HQ to RTP was updated this week with an announcement of a major research partnership with UNC around expanding research on rare earth magnet technology. I guess if they had stayed in Boston some university there would be doing that instead.
