This right here is to serve as a good reminder on why you need constant supervision. You can imagine as a client you have bought hoop iron as required but fundis just decide not to use it. This will ed up with your wall having cracks. Lets follow procedures. – at Makindu, Kenya

In any business transaction, the discussion of budget should come first before the discussion on cost. That way, all parties go home satisfied. They are not the same thing. Cost is the tag at face value. Budget is about your financial situation; by how much you match the cost.

As an architect, I believe these collapses are symptoms, not accidents: the outcome of a built-environment ecosystem whose structural flaws run far deeper than any single site. 🧡 I have attempted to ventilate on the issues I feel need to be addressed urgently along with possible solutions for evaluation. 1. Our zoning regulations are clear on paper, yet divorced from the ground. Relentless land fragmentation yields plots too small to honour setbacks, building lines and coverage limits. (On a 50x100, compliance may leave a quarter of a premium plot buildable.) Meanwhile, the street has already drawn its own building line, beacon to beacon. Out of this dissonance, the industry has normalised two parallel realities: a compliant set of drawings for approval, another for the site. Or no approval at all; build now and regularize later. Neither option survives without the inspectorate's knowledge. Their vigilance is formidable. (Try replacing the tiles in your own bathroom and see how swiftly they appear.) To cast the architect as the culprit is to credit us with a power over sites we simply do not hold. 2. I dare propose that just as licensed doctors treat without seeking permission per patient, let registered architects, engineers and contractors self-certify, bearing full legal liability for code compliance, while counties register projects for record and revenue as does the NCA. This will help to cure protracted delays which erode financial models and tempt developers toward self-help. I do not think counties can afford the technical depth to interrogate submissions sufficiently. In any case, they disclaim responsibility for the very designs they approve through signing of mandatory indemnity forms. 3. Design professionals remain the most undervalued link in the supply chain, undercut by unregulated practitioners and developers who view fees as negotiable. When expertise is paid in peanuts, diligence is the first thing to erode. Building collapses are the sum of a system in which planning, approval and remuneration all reward the shortcut. Until we redesign that system, we will keep mourning lives. #BuildingCollapse #Nairobi #ArchitectureKE

Another under construction building in #Eastleigh #Nairobi is scary, neighbourhoods fearing it will collapse over poor quality materials. There is something to be vigilant

I see its pancake. Looks like it was initially finished and resumed to add floors.
A building in Eastleigh just collapsed. Lets wait for the reason. I hope there are no lives lost and relevant authorities can take quick actions. @cenas_j @CPMMwangi @Nashon_Tambo

CHEMICALS, electricity for the pump, a cleaner, water top-ups, and repairs don’t care about your neat division by 2,000. A community pool is a middle-class amenity not for the vulnerable under article 43 (1) (b). Yet in this case the approx 552 social households who won’t use, can’t use regularly, or will use far less than the market-rate units are expected to subsidize maintenance. That’s not β€œshared lifestyle”; that’s the poorer households funding a status symbol for the better-off ones. There is a reason those who think better avoid this amenities for affordable/social houses. Service charge collection will be a mess.
Cost of maintaining a pool is ~50k p.m. Pioneer Eldoret is 2000+ units, princely sum of Sh25 per house.

A son built his mother a house so she could drink tea, listen to the birds, and spend her later years gently. It is 80 mΒ², one storey, in XuΓ’n Lα»™c, Đồng Nai, Vietnam. The garden that was already on the plot stayed. The trees shade the house. A pond sits in front of the veranda. It is the focal point, and it connects the outside to the inside. Her old cabinets and tea table stayed too. Nothing that carried the marks of time was thrown out. The new space was arranged around it. The dining table and kitchen sit at the center, so she walks less each day. The doors open straight to the garden. A skylight between the kitchen and bedroom moves the air. The bedroom has its own bathroom, with exposed brick walls. Simple outside. Comfortable inside. The best thing a house can do for an elderly parent is shorten the distance to everything she uses. Rattan and wood make the best dining set combo. The wood gives it weight. The rattan lets the room breathe.
