What if the payoff you've been quoted isn't your most economical exit?

September’s inflation report came in higher than expected, raising the odds of a Fed rate hike this month.

When comparing fixed-rate CRE loans, prepayment terms matter, especially if you plan to sell or refinance before maturity. Before signing, here are three questions you should ask your lender to better understand your prepayment terms and potential exit costs.
If rates go up, is everyone impacted the same way? Not exactly. Floating-rate borrowers tend to feel Fed moves more directly through SOFR. Fixed-rate borrowers looking to refi are watching Treasury and swap rates. A 25 bps Fed hike doesn’t mean everyone’s borrowing costs went up.
The Fed raised rates for the first time in more than three years, putting SOFR around 3.9%. But higher rates doesn't mean fixed is the answer. For some borrowers, layering fixed & floating can provide more flexibility as the rate path evolves.

With so many moving pieces in a defeasance, we get asked questions from A to Z. But three come up more than any other: what documents you need, how long it actually takes, and what happens to your money once it's sitting in bonds.

Not all interest rate hedges are built the same. Swaps, caps, and collars: each trades certainty for flexibility differently, and the right fit depends on your asset strategy and risk tolerance.

3 Key Market Takeaways This Week:
1️⃣ Growth Is Slowing, Inflation Isn't
2️⃣ Rates Stay Range-Bound
3️⃣ CRE Stress Continues to Build
2️⃣ The 10-year Treasury is hovering near 4.06% with no sustained breakout. Markets still price 2–3 cuts later in 2026, but the Fed remains in wait-and-see mode.
1️⃣ Q4 GDP came in at 1.4%, below expectations. Core PCE remains at 3.0% — still too firm for the Fed to pivot.
Hedging isn’t just about lender requirements.
Many CRE teams use it proactively to manage risk and protect returns. In low-rate environments, extending hedges can smooth costs. In high-rate environments, reducing size and duration can lock in gains.
