This is actually true— Duke Energy guaranteed a $10 million line of credit so the Democrats could hold their 2012 convention in Charlotte. The host committee never paid it back. Duke simply wrote it off. Shareholders (and ultimately ratepayers) ate roughly $6 million of the cost after taxes. Jim Rogers, Duke’s CEO at the time and a co-chair of the host committee, shrugged it off as a contribution “for the greater good.” Years later Lynn Good collected $20–21 million packages—mostly stock and incentives—while North Carolina families watched electricity prices climb and the company sought rate hikes. A regulated monopoly underwriting one party’s convention, absorbing the loss, then handing its top executives eight-figure pay. That’s the arrangement.

In 2013, Duke Energy co-signed a $10 million loan for the democrats at Bank Of America. The DNC never paid the bill, so Duke Energy did. If you look up the last CEO of Duke Energy, Lynn Wood, she helped herself to around $22 million a year salary using bonuses to do so.

Same $170k either way on a $600k house at 7%. 20% down means $3,193 a month in principal and interest with $50k left. 10% down means $3,593 plus PMI with $110k left. The extra $60k in the bank covers the $399 gap for more than 12 years before PMI. The real question is how you handle risk, not how good you are at math. Credit to @TheREDevGUY for the setup.

Case-Shiller out today: U.S. home prices up 2.1% year over year in August, up from 1.9% in July. With inflation at 3.4%, that's the 15th straight month home values fell after inflation. Chicago led at +6.7%, Seattle trailed at -2.0%. Prices aren't crashing, they're quietly losing real value.

How to buy in a buyer's market: 1) Pull the listing's days on market and price-cut history before you offer. 2) Ask for seller-paid closing costs or a rate buydown, not just a lower price. 3) Get inspection items fixed or credited. 4) Be ready to walk. Sellers outnumber buyers by 63% per Redfin, so the leverage is real if your budget is.

Redfin counts about 1.51M sellers vs 929K buyers nationally right now. That's not a crash signal, that's a negotiation signal. If you're buying in the Upstate this winter, ask for the concessions. h/t @unusual_whales

The 30-year fixed averaged 7.32% as of Oct 22 per Freddie Mac, down from 7.40% the week before but up from 6.19% a year ago. Redfin says pending home sales just hit the lowest level in its records back to 2021, down 14.4% year over year, and the typical payment is $2,796. The Fed decides tomorrow. If rates ease, the buyers on the sidelines come back fast.

Fannie and Freddie are buying up to $200B in mortgage bonds to push rates down. Pulte says they're ramping it up right now. Here's the problem. Lower rates without more houses just means more buyers chasing the same few listings. Prices don't fall. Payments just move around. Supply is the real problem.

A flip that won't sell isn't dead. You just need a different exit. Example I saw this week: the buyer had to sell their own house first, so the investor offered 1-year seller financing. $10k down. 8.5% interest only. Payment about $1,500. The buyer gets time to sell. The investor's payment drops and he makes a little each month. Creative terms beat price cuts.

44% of homes for sale in the US have had a price cut. South Carolina? 49.1%. Almost half. If you're a buyer in the Upstate, this is the first time in years you have room to negotiate. If you're a seller, price it right the first time or the market will do it for you.

Mortgage rates came down a little this week. Freddie Mac's 30-year average is 7.32%, down from 7.40% last week. A year ago it was 6.19%. On a $300,000 loan, that's about $2,061 a month in principal and interest, compared with about $1,835 at last year's rate. That's roughly $225 more a month for the same house. One good week doesn't change much. Run your numbers at today's rate, not the one you're hoping for.

Greenlink adopted its new 5-year transit plan, with goals to expand coverage on Woodruff Rd, Mauldin, Travelers Rest and Pelham Rd. If you rent or are house hunting in those areas, better bus access is a nice thing to have on your radar. #GreenvilleSC

Goldman Sachs thinks the housing freeze lasts through 2027. More than 95% of mortgage borrowers have a rate below today's market. 65% are at least 2 points below. Their forecast for 2027 is 3.9 million existing-home sales, 26% below 2019, with prices up 0.8%. People with a 3% loan don't move unless they have to. So the deals for the next couple of years come from owners who have to sell, and from owners who own free and clear and are willing to carry the note.

Buying a fixer-upper? Don't: 1. Tell yourself you'll learn the work later 2. Panic at a 600-item inspection report 3. Fall in love with the price. Knob and tube or a bad foundation isn't a discount, it's a bill Questions? Send me a message. #FixerUpper

Home sales are crawling. Prices aren't budging. September, per NAR: 3.99M annual sales pace $417,500 median price, up 1.3% from last year 1.60M homes for sale, the most since 2019 30-year rate: 7.32% (Freddie Mac) A slow market isn't a cheap market. If you're waiting on a crash to buy, you could be waiting a long time. Negotiate the terms, not just the price.

Spartanburg County Council just moved the Valara data center development agreement forward. Big projects like this are worth keeping an eye on if you own, rent, or are thinking about buying in the Upstate. If you're curious what growth like this could mean for your area, reach out anytime.

Pending home sales just had their worst month ever recorded. September: down 7.3% in one month. Lowest since NAR started tracking in 2001. Buyers aren't gone. They're waiting. And when everyone waits, the people who move first get the deals.

I am convinced that Mexican restaurants are both high quality and faster than fast food. Went to a Mexican spot for lunch today. I sit down around 12:30 and order immediately. My food comes out at 12:33, done eating around 12:40. Within 10 minutes I had ordered and eaten lunch + chips/salsa and all for $12. The only thing it required? Going inside and not through drive through.
