Why did the bank say no when my credit is great? I hear this often. In commercial real estate, your credit score matters, but it usually isn’t the deciding factor. The property has to qualify too. The number most lenders look at first is DSCR (Debt Service Coverage Ratio): Net Operating Income ÷ Annual Debt Payments Say a building nets $125,000 a year and the loan payments are $100,000 a year. That’s a 1.25x DSCR. Many lenders want to see somewhere around 1.20x–1.25x or higher, though it varies by lender and asset type. Below that, you’ll usually see one of three things: a smaller loan, a bigger down payment, or a “no.” A few ways to improve it before you apply: • Clean up your rent roll and document every income stream • Trim operating expenses you can actually prove • Look at longer amortization or different loan structures • Run the numbers before you’re under contract, not after Know your DSCR before the lender does. It changes the whole conversation. When you are ready speak with our team at icateam.com/ #CommercialRealEstate #CRELending #RealEstateInvesting #DSCR

Why would an investor choose one lender instead of combining multiple sources of financing? Sometimes, simplifying the loan process can help a deal move faster—but that convenience may come with an important tradeoff. This week on #FridaysWithGeorge, George Pino explains unitranche financing and what borrowers should consider before using it for a commercial real estate deal. When financing a deal, would you prioritize speed and simplicity—or a lower cost? #CommercialBrokersInternational

What if the most valuable part of a successful deal isn’t the final result—but everything it took to get there? During my interview with Adventures of a Real Estate Broker, we discussed an overlooked opportunity that could change how agents share their work and connect with future clients. Sometimes, the part you almost leave out is the part people remember most. 🔗 Watch the full interview: youtu.be/lbWjpXlZQzM?si=qACH… #JoeKillinger

How do you grow multiple businesses without getting distracted by every new idea or opportunity? It took me a long time to understand that better decisions don’t always come from having more answers. Sometimes, they begin with doing one simple thing exceptionally well. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

How much of your success comes from the logo behind you—and how much comes from the reputation you’ve built yourself? After losing clients to larger firms, I had to take a hard look at what they offered, where independent brokerages fell short, and what it would take to compete differently. The industry has changed—and so have the advantages brokers can build for themselves. 🔎 Read the full blog: joekillinger.co/blog/i-lost-… #JoeKillinger

Just because something is successful doesn’t mean it has reached its full potential. Sometimes you have to step back in, question what has been left unexplored, and look at the business with a completely new vision. That’s exactly what I’m doing now. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

Why CBI Starts With Your Goals—Not the Property Two clients can look at the same property and see two completely different opportunities. An investor may be focused on income, appreciation, and future resale value. An owner-user may care more about location, functionality, financing, and room for expansion. A tenant may need flexibility, visibility, or lease terms that support the next stage of the business. We use that information to develop a tailored strategy rather than applying the same approach to every assignment. From identifying opportunities to negotiating terms, our recommendations are shaped around what success actually means for each client. Thinking about buying, selling, or leasing commercial real estate? Let’s discuss your next move. 📞 310-943-8530 | 🌐 cbicommercial.com #CommercialBrokersInternational

Ask Yourself: • How much cash flow will the lender recognize? • What coverage ratio is required? • What interest rate and amortization should you model? • Does the property support your target leverage • How much equity will you need if it doesn’t? Reviewing these questions early can help you set a more realistic offer price and identify financing gaps while you still have room to adjust your strategy. 📞 424-320-9870 | 🌐 icateam.com #IconCapitalAdvisor

Return-to-office just had its strongest month in a while. Kastle Systems' keycard data shows office occupancy across 10 major U.S. metros hit 55.4% of pre-pandemic levels at the end of September, up from 52.9% in August and ahead of last year's 54.1%. The standouts: 📈 New York: 66%, up from 53.8% a month earlier. The biggest jump of any market. 📈 Washington, D.C.: 52.2%, up from 45.8% 📉 Austin: 67.9%, down from 73.7% (still one of the highest) ➡️ Chicago: flat at 56.7% ⚠️ Philadelphia: lowest of the group at 42% My take: there's no single "office market" anymore. Every metro, and really every building, is telling its own story. For tenants, that means leverage depends on where you are. For owners, it means the quality of your space and your location matter more than ever. If you're weighing a lease renewal, relocation, or office acquisition, the local numbers matter more than the national headline. Let's talk. What if the hardest chapter of your career turned out to be the education you needed most? My path into commercial real estate wasn’t polished, predictable, or comfortable. It required long days, difficult lessons, and a willingness to keep working—even when I had no idea where the road would lead. Looking back, every unexpected turn was preparing me for what came next. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger
