Nashville single-family homes are not crashing. The cost of living skyrocketed such that locals were moving out, so the city welcomed multi-unit housing to keep it affordable for more than high-income transplants. It was a cultural decision, not an economic miscalculation.
One of the biggest downtown housing crashes in America is happening right now in Nashville, TN. Condo owners are liquidating. And people who bought near the peak are selling at $300k+ losses. The previous condo owner bought it for $1.15 million in March 2024. And just sold it for $825,000 this month. That's a $325,000 loss (-28%) in just 2.5 years. And that's before realtor commissions and other expenses. And this downturn will likely continue, as Downtown Nashville has the biggest supply pile-up of any dowtown area in America. (inventory 110% above normal). In fact, typical values in Nashville 37203 already down 11.2% from peak, but clearly are dropping more in some cases. Meaning condo sellers are facing an enormous amount of competition, with more price cuts likely coming in 2027. Good news if you're looking to scoop up a discounted condo. Bad news if you bought near the peak. To see our forecast for your ZIP, go here: reventure.app/map/WAxwklIfgI

I got goosebumps at his voice in Picard S3. Thought it must be AI but paused to learn you really brought him back & gave him great lines. Thank you for that. “But I know if my father were here, he'd remind us all that hope is never lost. There are always possibilities.”
One of the sweetest, kindest humans I’ve ever worked with. It was an honor. I wish we could’ve done more…

I heard they built nuclear fallout shelters too. Something’s definitely going down.
BREAKING: The U.S. is preparing all major US military base to survive at least 90 days completely cut off from outside power, fuel, water and supplies, per Fox News. The plan, called FORTRESS, is built for a major war that could cripple power grids and break supply chains on American soil. Bases would run on portable nuclear reactors, large scale batteries and microgrids that can unplug from the civilian grid entirely.

Tennessee is better than California in myriad ways. But if anyone remotely involved in funding infrastructure here asks how it compares, do not mention the condition of Nashville’s sidewalks and roads. It will not go well.

How to burn down a studio:
I guess I can say it now - so when applicants would apply to the studio, the producer would go through their LinkedIn to see what posts they liked, and if he disagreed with their political/social Like, he'd advocate not to hire them based on their Like.

Companies die. IP doesn’t. @EA has to decide whether to finish the game or take the tax loss. Let them know we will pay for Mass Effect 5.
A BioWare dev on reddit leaked a Mass Effect 5 trailer... it's called MASS EFFECT UNIVERSE and it's fucking gorgeous. I'm crying. This is everything I wanted. They were a lot farther than we thought. FUCK EA

Withdrawing a bad take shows infinitely more character than twisting the knife afterward. I found the conversation @conservmillen started quite edifying.
Allie Beth Stuckey deleted her post after she got hammered in the comments. It was an absurd position. If you can’t stand by your arguments under scrutiny, don’t post them.

The good guys need to have a terrible take once in a blue moon. It’s how you know they’re not infiltrators.
Allie Beth Stuckey has always been thoughtful and kind. So give her the benefit of the doubt when you disagree with her. You maniacs.

Agreed with one exception: Hereditary is an evil film.
I have never seen or even heard of a horror film thar “glorifies” demonic possession. The whole point is that it’s scary and bad. The whole thing that makes a horror movie evoke horror is that you are scared of the evil thing. This idea that horror movies generally “glorify” evil is really just incoherent and silly. The worst thing a horror movie can do, morally, is not glorify evil but rather depict evil in a bleak and upsetting way and then just leave you there without any kind of resolution or the faintest triumph of good. That’s the criticism you should be making — the “glorification” charge is just not true and makes you seem totally out of touch with the genre you’re critiquing. And as for the valid critique I just mentioned: it does apply to some films in the genre but not all or even most. I’m thinking of a movie like Funny Games (don’t watch it), for example, that is specifically designed to be one of the most depressing and demoralizing viewing experiences you can ever have. I agree that kind of stuff is worse than worthless. But again, that is not how the horror genre typically works. In most cases, the bad guy is bad, you’re supposed to be scared, and then he’s defeated and the good guys win. That’s the classic form these stories take.

After the better part of a decade as General Counsel at The Daily Wire, I’ve left and started my own practice in Nashville. I joined DW as its first in-house attorney and built an entire legal function through years of extraordinary growth. It was an experience I couldn’t have gotten anywhere else, and I’m grateful to the founders and colleagues who trusted me and the attorneys who made me better. My new solo practice offers: Dealmaking: structuring and negotiating deals to set you up for success and avoid landmines without burning bridges. Outside general counsel: fractional GC services for businesses who need more than a hired gun. If you’re building a business or working in media and could use a trusted advisor, I’d love to talk. You can reach me at [email protected] or at joshherr.com.

I like when we can agree.
The amount of parsing that has to be done to what Popes say about the death penalty is already a great problem. The recent language of Pope Leo ("The death penalty is inadmissible because it is an attack on the inviolability and dignity of the person"), which repeats the words of Francis's revised Catechism and is in some respects at least similar to John Paul II's assertion in his 1995 encyclical Evangelium Vitae (appealing to “the inviolability of human life”), appears to reject capital sentencing categorically insofar as it predicated on the assertion that intrinsic human "inviolability" and "dignity" preclude it. The "inviolability of the person" or "... of human life" is a strange phrase which, when applied to rejecting all capital sentencing, simply has no basis whatsoever in Scripture, including the teaching of Jesus. Human life is more valuable than all other life forms on earth but it is not "inviolable" to the point of canceling the death penalty for premeditated murder. Human "dignity" is not infinite. Genesis 9:5-6 should have been a red flag for these Popes, which uses the condition of humans being made in God's image as the basis for mandating the death penalty for premeditated murder rather than as a basis for rejecting it. In both Old and New Testaments the execution of divine justice is clearly treated as a good with respect to the punishment of first-degree murder. Genesis 9:6 insists on the execution of one who intentionally takes the life of an innocent person made in the image of God because to do otherwise cheapens the image bearing of the one unjustly murdered, which is an evil. Likewise, Romans 13:1-6 treats the execution of murderers as a good. The state is "a servant (diakonos) of God to you for the good." Catch that? "For the good." "For it does not bear the sword to no purpose. For it is a servant of God, requiting justice [or: an avenger, punisher] for (the purpose of executing God's) wrath on the one who does what is evil. Therefore, it is necessary to be subjected (to the state's divinely bestowed authority), not only because of the (just mentioned) wrath but also because of conscience.... For they are civil servants (leitourgoi) of God." By "conscience" Paul means that one should submit to the state's role in punishing wrongdoers (including execution of the worst offenders) because it is the right thing to do (given God's delegation of his own authority to them). Capital sentencing for first-degree premeditated murder is treated as a good not just as a deterrent or as a safety precaution against additional murders committed by an escapee or within prison walls. It is in the first instance a good as appropriate justice for the heinous taking of an innocent person's life made in God's image. The murderer will have ample time to repent and seek God's forgiveness and do acts of penance prior to execution. But such actions do not cancel the heinousness of the crime already committed or justify a cheapening of the life unjustly taken. You may disagree but then your view would depart from the witness of Scripture, including the NT witness and including Jesus.

Only Japan would do this. They didn’t ask how to adapt a boxy 64-bit world into a realistic modern game. Instead they preserved every box as a sacred diorama and meticulously rebuilt each one into a hyper-realistic set piece to put on a perfectly curated marionette show.
