I can fund any flips or refinances you have
Flips:
- No experience required
- No minimum credit (select states)
- Can close in as quick as 3 days
- 90% LTC on flips, up to 100% but it’s too expensive imo
Ground up:
- No experience
- 85% LTC
Commercial:
- 75% LTC on any asset class in non judicial foreclosure states
DSCR:
- Soft credit pull options
- Up to 85% LTV on purchase
Close on 5 units this week
SF and 2 Duplexes
Seller was supposed to issue 30 day notices to tenants
Lied to me and said they issued them now all of the tenants are in shock he sold the property
I was planning on giving them more time to move, but the 30 day notice at least notifies the tenants the owner is selling and they need to move out eventually
Puts me and the tenants in a tough spot, super annoying
There was only 3 tenants total and 2 of them are probably staying now which is good
Deal I'm under contract on right now:
Purchase: $42,000
Rehab: $2,000 (new gutters)
ARV: $70,000 on market
Rent: $850
Rental or flip it? I'm leaning rental, but curious what you'd do
Market is super slow for selling and you can’t beat the purchase to rent ratio
Funded a single family ground up in GA this week
Land cost: $80,000
Construction: $512,000
Loan: $503,000
ARV: $1,000,000
Borrower was just paying cash for everything, wanted to try out a hard money loan
They still have a good cash position, the loan allows for some cushion
Working a deal right know where the seller told me they have been getting postcards from me for 5 years
I think this is a new record for me
I’m getting more turnkey rental leads than normal right now
Deal 1:
- 2 bed 1 bath
- $42,000 Purchase
- $850 Market Rent
- $26/month taxes
- $50/month insurance
Deal 2:
- 2 bed 1 bath
- $75,000 purchase
- $1,100 Market Rent
- $96/month taxes
- $60/month insurance
If you're wanting to buy turnkey rentals in Ohio DM me your name and email. I can't buy them all unfortunately
For some reason I’m funding more ground up deals than normal
Got one closing today and another on the schedule for next week then 3 potentially in the pipe
Loan volume seems to have switch from mostly flips to ground up and DSCR
We’re looking at an industrial deal in the best industrial area in my market
The seller has an extremely successful manufacturing business and wants to sell to get capital to invest into his business
- 10 year lease, tenant pays for all repairs, we cover taxes and insurance
- $11,500 rent
- $900k PP
Seems like a solid deal so far
Talking to a seller about a 16 unit
They want me to pay based off of the pro forma not current rents
It’s pretty crazy how many sellers I talk to that want us to pay based off of “you could easily get more rent than what I’m changing”
I have a flip I need to sell ASAP, and it’s not moving, seller finance might get me out of it
Have a buyer that needs to sell their home first, so I’m actually considering a seller financing situation to buy both of us more time
Going to refi out of my current PML with a local PML at 12% I/0 at $137k, makes my payment about $1,300 a month
My proposal to the buyer:
- 1 year seller financed deal
- $225k purchase ($10k over list price)
- $10k down
- 8.5% interest only
- Payment about $1,500
Gives them time to sell their house, I get out of my loan and buy myself more time. Plus I can make $200 a month and I don’t lose money on the flip
What’s the proper way to dress when looking at a sellers house/property?
I always wear nice work clothes and my boots because I have no idea what I’m about to walk into
Shooting my first video for my local “we buy houses” brand
Just talking about my no BS approach to buying peoples homes
- You’ll most likely get more on the MLS than selling to me
- I’ll tell you how much it can probably bring on the MLS
- I give you my offer and you make the best decision for yourself
I’ve lost deals this way, but I’d rather have a great local reputation and be honest
Under contract on a solid rental or flip
Not sure what I’m going to do with it
$42k purchase basically rent ready for $850 a month
Could probably sell on the MLS for $80k with a little bit of work
Having a son has made me extremely motivated and focused to make money
While simultaneously making me want to not work and just spend time with my wife and son all day
Trying to build businesses that allow maximum schedule flexibility
We're currently getting mid term private money loans at 8% with no loan fees
Our theory is this:
-DSCR rates are higher right now either way
- We'd rather pay 8% to individuals we know vs big companies
- We're saving a few thousand dollars every loan because we are not paying fees
- We can refi into DSCR if rates drop
- Most of our loan amounts are smaller so DSCR lenders do not like them
Been working with a new lender that can handle large land purchases for people who subdivide and sell off to developers
Haven’t came across too many lenders that can do this
Shoot me a DM if you need funding for something like this!
Closing a 5 unit portfolio next week
- Duplex that is vacant that needs $10,000 per unit
- Occupied duplex, needs rehab
- Single family. Planning on selling immediately
We have to make the 2 duplex tenants move out because they have pit bulls and we can't get insurance
If they part ways with their dogs they can stay, but I doubt they're willing to do that. We'll see
Pretty busy on the lending side of things right now
Working some fix and flips
Multiple ground ups
Multiple DSCRs
Working on a commercial ground up as well
Shoot me a DM if you need funded!
Looking for a few more private money lenders to broker loans to
Anyone interested? I won't send you garbage deals, most of my clients I've worked with in the past or if I have not worked with them they will be experienced
Shoot me a DM!
Working on a flip lead right now that I can't really make the numbers work
Red Flags:
- Massive Garage that needs knocked down
- Will need to build a garage
- Foundation needs repair
- Old house, part of the house is a sandstone foundation
- Laundry is in the dungeon basement
- Big rehab
Green Flags:
- New Furnace and AC
- New windows
- Newer Rood
- Awesome area
- $35,000 Purchase price
My solution: JV with my excavating contractor who will slow down in the winter, he can do all of the labor to significantly reduce my costs and risk. Win win
