A quick review of the figures & I believe I have been double charged on some items (charged by management company AND housing association for same services)... this will now be a fight for information, evidence & documents whilst ignoring threatening calls to pay the "defecit".

My service charge is over 2% of the property's value. If I try and reduce the value to get a sale, that increases the %. My estate agent told me the service charge on my flat is 'significantly' higher than others in the area...in a town 'saturated' with unsold flats. 🤦♀️
