This is what it’s like going into a commission only CRE job at age 22, when your friends are all taking salary jobs Then leaving a big name shop to start up a CRE brokerage company at age 42 when all brokers tend to stay where they are Still amazed I had the chutzpah to do both
Mountain goat leaps across massive canyon without hesitation 😨
Readers added context they thought people might want to know
This video is AI-generated. Real mountain goats are agile climbers but the extreme canyon leap, physics & motion show clear AI artifacts (unnatural jumps, cinematic style). reddit.com/r/isthisAI/com…

“Broker” is a curious word in CRE It’s both a noun and a verb Everyone in this craft call themselves a broker (noun) but very few actually broker (verb) deals Passing terms are basics of job description, but aligning the right buyer to the right seller is where big fees live

I aim to be non political on Twitter, and proud to say my algorithm reflects it…I get very little this and that postings That being said, I’m posting here on an objective truth, and I think this is criminally overlooked today… No matter who wins tonight, Texas goes from having a top 5 power broker with heavy seniority in the senate to having a bottom 5 junior senator without that cache Currently, we have a Texas senator on finance, judiciary, intelligence, foreign relations, and budget committees. Come January, we will not. My state loses a ton of net national influence, opens the door for a less populated and less consequential state to replace that sway 🫤

This buyer took down a $225MM ocean front home (as expensive a single home as I’ve ever heard of) and then decided they needed to take the $86MM next door house too Absolutely stunning numbers Maybe a couple of dozen people in all of 🇺🇸 would have any business ever buying that level of a home should it go back to market
BREAKING: Mystery buyer secretly spends $311 million acquiring 19 acres of waterfront property in Naples, Florida, without ever visiting the land.

Seeing clips of the Kanye show last night in Houston and I had 3 takeaways 1) I am kicking myself for not going to this, looks incredible 2) Jay Z should do the right thing, step aside, and let Ye play the Super Bowl. Give the 🇺🇸 people what they want 3) He is easily the greatest performance artist of the 21st century. He’s a madman, but the MC of our time & a genius

I woke up, opened twitter, saw the original 90s rock tweet, started typing a response and managed to just keep going ⬇️ This is a pretty honest, real thread that I hope most of y’all my xennial generation (45-50) or thereabouts can read and find commonality I’m thoroughly unimpressed with this decade & genuinely concerned for the next, but always hopeful ✌🏽
Replying to @nickeyhorn
30 years ago today, I was a driving-age teenager in The Woodlands, experiencing a musical & cultural explosion of 90s rock + rap, living in a utopian exurban enclave in a house backing up to a forest preserve that went for miles they bought for just $180k Every week there was a new banger song hitting the chart from legend bands like Tool, Rage, Pumpkins, NIN, Bush, OutKast & Alice In Chains. Jay Z was still cool back then, Biggy was big, the Houston rap scene was at its peak but still a local thing. Even Tupac was still dropping new songs after the grave NBC alone was greatness (Frasier, ER, Seinfeld…) my beloved Longhorns had just moved to the new badass Big 12 before CFB became so obsessively about money… I had internet at the house but used it sparingly, maybe 5 hours a week total, so not by any means defining my time 🇺🇸 was not at war or close to it for the only time in my life, government ran a balanced budget, economy was great, people started to cut back on smoking, OMG levels of crime from 80s were on the decline, Fox News didn’t exist, people never talked politics or made it a part of their daily life I think about this now in 2026 and realize I won the power ball of human existence. My timing & specific geography were 1 in a gazillion odds. I would give anything for my kid to live in such a time as I did, instead of this decade of awful/forgettable music, bad unwatchable movies, threats of AI taking away everyone’s livelihood, bubbling political anger/frustration/corruption, and it’s $8 for a cup of coffee or taco. I pray for better days 90s ruled. Rant over

This ⬇️ is the unspoken #1 universal problem facing my beloved homeland 🇺🇸 Not a single person running for office has the first clue how to solve for this, why the control of govt will likely go back and forth for years to come, and the talking heads in media will never dare to be so direct as to make it clear this is why. I hope for better days and a return to a cost of living equilibrium, but I’m pretty sure that’s a pipe dream. The financial Hunger Games are here upon the youth and I truly feel bad for them. They deserve better from the generations before who took the thrill of cheap debt and easy money rather than making longer term, tougher “adult” fiscal decisions in our national direction 🫤
My daughter works full time here in Texas. Let me run her numbers. State minimum wage is $7.25. She's making $16. Forty hours a week equals $640 weekly. That’s roughly $2,700 a month before taxes. Texas has no state income tax—the thing they sell you on. So after federal and FICA she takes home roughly $2,300. Average one-bedroom in our city runs about $1,550. That’s 67% of her entire paycheck gone to rent before she eats a single meal. Leaves her around $750 a month for: - groceries - gas - car insurance - health insurance - phone - emergencies - savings Car insurance alone eats a huge chunk of that in this state. She works 40 hours a week and cannot save a dollar. Not because she's careless because there's nothing left to be careless with. I spent thirty years paying off a house here. She's doing the same job I did at her age and she can't afford a basic apartment. That's not a discipline problem. That's not avocado toast. The floor moved and nobody lowered the ceiling. Working full time should cover a roof. In Texas it barely covers the rent on one.

Torchy’s board must have regretfully agreed their food indeed sucks (especially after a failed attempt at growing in Houston - Tacotown, USA) and their best move was to cut bait in these hot zones and focus on places that will eat garbage Mexican and swear it’s delicious (DFW and lands northward) Friends don’t let friends eat Torchy’s. Pretty cool and quirky what Rice has established here (very on-brand for the Owls) and is spending big bucks to expand. I think it’s great, and always root on my local academic powerhouse college with their evolution
Rice University plans to break ground on The Arc, a 200K SF, laboratory and office building in Midtown’s Ion District, with an estimated cost of at least $75 million. At 4151 Main St., next to the existing Ion building. Construction slated to begin Nov. 5 and finish in March 2028.

I leave my office for a quick lunchtime meeting and managed to get Shen Yun’d in that time Nobody on earth markets as shamelessly and ninja like as the Shen Yun marketing team I would estimate I remove no less than 50 of their posters in a calendar year on vacant retail suites

I’ll say it once, I’ll say it again, Screwston is the best “get shit done” town in 🇺🇸 & it’s not even close Create a ship channel, build a dome stadium, expand that ship channel, double the ✈️ capacity…whatever project, this town works with a rare sense of urgency and gusto
In 33 months Houston built an entire Austin airport. 22 gates came online today, with another 26 gates coming online in 15 months. Meanwhile Austin, which currently has 34 gates, spent 18 months debating their 6 gate Concourse M, broke ground 3 weeks ago, and might be done summer of 2028.

I love the fall season, what’s not to like? The best One of my October pleasures is Pumpkin Joe Joe cookies from Trader Joe’s. I went to buy a box today, found out they’re so popular people buy them out w/n hours, then resell them for profit on eBay 🤬 ebay.io/m/W5tLd5

This is a striking office design in an industry usually putting up same ole same ole I will wait to see it deliver to render personal opinion if it landed or not, but I applaud this bold choice when it would have been easier and more cost efficient to build a typical rectangle

My wife has no concept of how exciting it is for the first day of vest season at the office. I just showed off my look today to her and she said nothing. I then pointed it out to her, she said it’s not even that cold out. Ugh.

I ❤️ this town. Houston, never stop being the big city that refuses to act like one.
A complaint as old as time!
