π¨ BREAKING: The RBA has increased the cash rate by 0.25% to 4.85%.
Another rate rise adds further pressure to mortgage holders, buyers and the broader property market.
Is this enough to bring inflation back under control, or will the RBA need to go again?
#RBA #InterestRates #PropertyMarket #Australia #Spachus
π€ Made with AI
The RBA says inflation is proving more persistent than expected, with fuel, commodities, technology costs and domestic price pressures all contributing.
Inflation is now forecast to stay elevated through much of 2027, while the economy slows, unemployment rises and housing prices continue to fall.
That was enough for the Board to lift rates by 0.25% to 4.85% β but the decision was split 6β3, with three members voting to hold. π

π¦ The Melbourne Cup may stop the nation, but the RBA decision at 2:30pm will have a much bigger impact on households and property.
Markets are expecting a 0.25% rate rise, but what do you think the RBA should do?
Oil prices have also dropped temporarily β could that give the RBA any reason to soften its approach?
Big afternoon ahead for Australian property. π¦πΊ

π From time to time, we get comments challenging our data.
But to challenge the data, you first need to understand what it is actually showing.
Too often, people simply comment βthatβs wrongβ without explaining why, looking at the methodology, or taking the time to understand the underlying numbers.
Every Spachus post is backed by more than 4 years of property data, covering nearly 1 million Australian properties.
Want to dig deeper? Spachus Pro gives you access to the detailed data, trends and insights behind what we share.
And most importantly, Spachus is truly independent. We donβt sell property, represent agents or rely on the real estate industry to tell us what the market is doing.
Challenge the data β absolutely. But understand it first.
π Thatβs a big drop.
22 View Street, Annandale NSW was last sold for $2,300,000 in Nov 2024.
Itβs now listed at $1,950,000.
Thatβs a decline of $350,000 in under 2 years.

π Australiaβs property market snapshot
The latest Spachus data shows that selling below asking is now common across many major markets, but the strength of that trend varies significantly by location.
π΄ Geelong, Melbourne, Central Coast NSW and Sydney are among the weakest markets on this measure, with around 87%β90% of sales below asking.
π΄ The Gold Coast is now around 14% below its 3-year trend peak, while the Sunshine Coast is around 12% below. Darwin, Cairns, Newcastle, Sydney and Perth are also sitting noticeably below previous trend highs.
Time to sell is showing another clear split.
π΄ Melbourne: 92 days
π’ Hobart: 29 days
That gap matters. Longer selling times generally mean buyers have more choice and sellers face more pressure to negotiate.
The key takeaway is that median prices alone donβt show what is happening underneath the market.
Looking at below-asking sales, selling time, listing stock and distance from peak gives a much clearer picture of where buyer and seller power currently sits.
