$IREN dropped a site video with the Q1 print. went through it frame by frame as a civil engineer. here's what the build tables actually show
Fully handed over:
✅ Prince George data halls 1-4
✅ Childress Horizon 1
Substations are complete on every row of the 0.8GW table except canal flats. power goes in first, that's the right build order
The rows in final stages:
✅ Horizon 2 and 3: structure and electricals done, cooling and gpu install in progress
✅ Mackenzie and childress air cooled halls 1-3: electricals, cooling and gpus all running in parallel
✅ Horizon 4: substation, foundations and structure done, electricals underway
Next phase is already moving:
✅ Sweetwater 1 phase 2: high voltage substation complete
✅ Prince George data hall 4 liquid cooled: civils and both substations complete
✅ Badajoz, bundey and sweetwater 2: design done, procurement underway
The hard part of a data center is the power and the substation
IREN has that done across the 0.8GW and is already building it for what comes after
Most of the remaining work on the 0.8GW is fit out, and that's the part that moves fastest

🚨 $IREN: $22m / MW on a 5-year contract including 90% prepayment of GPU capex.
This is MASSIVE, wow... the demand for compute is unreal.

🚨 $IREN's >35 GW Pipeline
They FINALLY did it.... I can't believe $IREN finally revealed the size of their massive pipeline.
For years investors were begging management to reveal the size of their power pipeline.
It only took the stock to crash 58% YTD for them to reveal this very relevant piece of info.
But honestly, wow. No other neocloud, or colo provider for that matter, even comes close to 35 GW...

$IREN earnings just delivered one of the most bullish signals for the entire AI infrastructure trade.
While the market worries about AI financing and whether demand can support these massive buildouts, look at what IREN just announced:
• AI Cloud revenue surged 182% QoQ to $200M.
• AI Cloud gross margins remain at an incredible 86%.
• Revenue backlog grew 22% to $20.3 BILLION.
• Over $4 BILLION in annualized revenue is already contracted and fully funded.
• Contract pricing is actually INCREASING, up 11% on 3-year deals and 12% on 5-year deals.
But here’s the biggest takeaway:
IREN just signed a NEW 5-year AI contract at approximately $22M in annual revenue per MW, with the CUSTOMER agreeing to PREPAY 90% of the associated GPU capital expenditures!
Think about what that means.
Customers are so desperate to secure AI compute that they’re willing to fund nearly the ENTIRE GPU investment UPFRONT to lock in capacity for the next five years.
And IREN also signed a short-term contract at $40M per MW annually and contracted H100 GPUs at DOUBLE previous pricing.
Does that sound like an AI demand slowdown?
The market is obsessing over how AI infrastructure companies will finance their expansion, while customers are literally stepping up to finance the infrastructure themselves.
Yes, execution and financing risks still exist, but these announcements suggest demand is strong enough to support increasingly attractive financing structures.
The AI infrastructure buildout isn’t slowing down. If anything, these results suggest the market is underestimating just how much demand still exists.
Extremely bullish for $IREN and the broader AI trade.
