‼️ 1000 Year Rain Event Exceeded by almost 2X in Palm Beach Florida!
For at least the 3rd time in 3 days the US has had a 1000 year rainfall event, based on our historical climate. 17 inches in 6 hours in Palm Beach Gardens. Beats the criteria of 9” by 1.8X! Staggering. Unfortunately this storm may have very well been related to the jet accident.
I saw this rain intensity once before in Palm Beach County more than a decade ago when Delray/ Boynton had 24” in about 6 hours. Closed I-95.
A 1000 year event means the historic statistical chance is 1-in-1000 each year or .1% - it does not mean it happens only one per 1000 years and now-a-days because of our warmer climate and this year because of Super El Niño it’s a lot more possible because there’s now more moisture in the atmosphere. With #ElNino expect the unexpected!!

America!
You will be able to order Dutch Barn next week from our website. Do you think this billboard would go down well in the New York subway? I’m trying to bring back good old-fashioned values.

97% of US homeowners with a mortgage now have a rate below today’s market rate, per the Economist.
In 2022, it was just 54%.
That’s why the housing market is frozen: almost no one wants to sell and give up a cheap mortgage for one above 7%.

Remember when people dismissed research because someone “just Googled it”?
“Google University” and “Google Scholar” were common put downs.
Now it’s “AI slop.”
AI can produce garbage, just as Google can return garbage. But the quality of an argument depends on its evidence, reasoning and accuracy, not whether someone used a new tool to help develop it.
If the argument is wrong, tell us why.
Why do we accept land-use decisions that systematically increase exposure to dangerous traffic, then need billions in tax dollars to make the resulting roads safer, without requiring the decisions that created the exposure to change and recognizing that this is a terrible planning and zoning land use and transportation approach.

Jean-Luc Picard remains the single most compelling vision of progressive politics I am familiar with — secular, rational, compassionate, egalitarian; a believer in progress & abundance but also duty, hard work, and a constant battle for self-improvement and improving the world.

DC has a kind of broad but fairly superficial pro-housing political consensus at this point, and I'm hoping the new regime can actually dig in and deliver on some of these kind of high-impact reforms.
But also gotta address "inclusionary" zoning.

We manage the consequences of exposure instead of systematically questioning why that exposure exists. States finally starting to include land use as part if a safe systems approach @JessieSingerNYC
