Another episode of “you have no idea how common this is.”
This apartment just became vacant after 61 years of single-renter occupancy.
61 years.
Three bedroom, two bath in the heart of Brooklyn. The rent? $1,468.45.
Comparable units in the building across the street start at $3,200.
Why does that matter? Because this unit will be cleaned out and never rented again.
The current rent will not cover a gut renovation: lead abatement, new wiring, new plumbing, new flooring and fixtures. At $1,468 a month, the owner wouldn’t recoup the cost for decades.
So it will sit empty until its $220,000 renovation is subsidized, or, more logically, until the owner is no longer forced to hand the next renter the same below-market rent despite 61 years of cost inflation.

Condo construction in California has declined over the past two decades. Not because of land costs or permits, but because broken defect laws let lawsuits fly before builders even get a chance to fix the problem.
AB 1903 changes that, requiring repairs first, real damage, and a clear finish line for builders who do it right.
It already passed the Assembly, and now it's the last week for the Senate to vote on this bill.

Professional squatters in LA are using forged deeds and fake leases to exploit tenant protection laws.
One gang demanded $500,000 to vacate a Long Beach property they'd fraudulently transferred to themselves.
The homeowner's wife had died. He was hospitalized. Someone moved in, filed forged documents, and held the house hostage.
Police classified it as a civil matter. Owners have to go to court and go through the entire eviction process.
The homeowner is left to spend months and thousands of dollars trying to regain possession of their own property.
Meanwhile, these professional squatters aren't afraid of police or attorneys. They know how to work the system. They know the delays. They know what laws to invoke.
And they move from property to property because nobody stops them.
California's tenant protection laws were supposed to help renters. Instead, criminals are using them as a playbook and government is helping them.

Now, 1 in 6 new buyers spends over 3% of their income on insurance alone, with low-income homeowners paying the highest rates relative to their property values.

This is a known flaw of rent stabilization: It's untargeted.
Famously, former NYC Mayor Ed Koch maintained a rent stabilized apartment while also living in the mayoral mansion.
I can never understand why this fact doesn't bother pro-rent control folks more than it does.
Radical idea: Give affordable housing to those who need it.
