I personally find it hard to function if I’m not exposed to the market with leverage. So I can’t relate to these rules of when traders are selective of when to trade.
Anyways, you know anyone who’s hiring?

Not gonna be active on twitter today. I'm meeting a girl (a real one) in half an hour (wouldn't expect a lot of you to understand anyway) so please don't DM me asking me where I am (im with the girl, ok) you'll most likely get aired because ill be with the girl (again I don't expect you to understand) shes actually really interested in me and its not a situation i can pass up for some meaningless twitter degenerates (because I’ll be meeting a girl, not that you really are going to understand) this is my life now. Meeting women and not wasting my precious time online, I have to move on from such simple things and branch out (you wouldnt understand)

Two of the least expensive policies that builders/developers fail to buy that end up leading to some of the biggest unpaid claims:
1. Vacant land General Liability: where is your land with no active construction ops covered? This usually costs a few bucks per acre annually [subject to minimum premiums]. If a kid falls on your land or breaks in with a bike or an ATV & has a serious injury, it can be a 7-8 figure claim easily. If you don’t have vacant land coverage: you’re self-insuring that claim.
2. General Liability for Due Diligence [aka ‘walking around coverage’]. Out at a potential site doing testing? Checking out the roof on an existing building you may acquire? What if someone other than your employee gets injured as a result of your actions while you’re out there. Where is the coverage? Also generally a relatively inexpensive policy - often no more than a couple thousand bucks a year.
Many people don’t buy these policies though, because they simply don’t realize they need them.
They see they have Operational GL [for their offices and certain operations - often written on a scheduled location only basis] & Construction GL [Wraps, Owner/GC, Owner’s Interest] policies - and just assume all of their operations & exposures will be covered under one or the other. This is not a safe assumption.
It is often possible to schedule vacant land & due diligence under one placement.
In some cases, carriers will even schedule vacant land under the Operational GL placement.
But there are no guarantees or ‘one size fits all’ programs. And the exposures need to be addressed somewhere to be picked up.
Good to know what you have. These blind spots are the type of ‘little things’ that go unnoticed and can put people out of business.
