The housebuilding industry is so broken, with bad practice, misselling, corruption, greed, incompetence, no enforced standards of quality aided and abetted by the government policy of numbers built, no Minister is prepared to disrupt it to put it right. Sad but true.

They’re not laughing now. They said leasehold could never become a top-tier political issue. It was too technical. Not sexy like planning reform. Westminster didn’t care. That’s what they told me when I set up the campaign in 2023. Yesterday, the prescribed rates for extending a lease or buying the freehold (!!) became a national political talking point on Laura Kuenssberg’s show on BBC One, with @AngelaRayner struggling to bat back the detail. There we go. An issue supposedly too technical for Westminster to care about is now being put directly to the Housing Secretary and a former deputy prime minister on the biggest political show in the country. Those of us in the five million households living under leasehold are not here to be smirked at or palmed off. Service charges are soaring and more and more leasehold homes are becoming unmortgageable and unsellable because of the greed and corruption of feudal-style freeholders and their managing agents. The old politics of spin, silence, word salad and cosy relationships between journalists and those in power doesn’t work like it used to. In this new information age, traditional media gatekeepers are being forced to respond to campaigners like us. And if they don’t cover the story, we make our own with vertical videos and briefings. So, Secretary of State, can you give leaseholders a cast-iron guarantee that the costs of extending their lease or buying their freehold will fall under the government’s reforms? Labour is abandoning its manifesto promise to end the leasehold system. In opposition, Labour warned that governments could be “lobbied by vested interests” into setting enfranchisement rates “that will be punitive for leaseholders”. @mtpennycook himself tabled amendments to the legislation that became the 2024 Act, seeking to make premiums “as cheap as possible for leaseholders”. Yet in a consultation that Ministers had refused to publicise, and which closed on Wednesday, we find the U-turn buried in the detail: “... it is not intended to use prescribed rates in and of themselves, as a means of further reducing premiums for leaseholders”. The policy on enfranchisement rates is now merely to: “... reduce the potential for dispute and provide certainty for leaseholders, freeholders and professionals as to what to expect from this part of the enfranchisement process.” How convenient for the freeholder lobby. This is a huge political story, picked up last week by The Times, POLITICO and Guido Fawkes. No wonder Pennycook has taken to X to dismiss scrutiny of the government’s quiet betrayal of leaseholders as “misinformation”, as though The Times were some Russian bot account. They said leasehold could never become a major political issue. We’ve made it one. And we’re not going away. Every attempt to water down reform, every delay and every broken promise will face fierce scrutiny and carry an ever-higher political cost until they @FreeLeasehlders.
HUGE political story. Rayner is rattled. Labour are betraying their manifesto promise to end leasehold. @mtpennycook is ditching his own “guiding principle” from opposition: lowest possible premiums for leaseholders, for much cheaper lease extensions and freehold buy-outs.

Why is @AndyBurnham and @AngelaRayner pushing a new law to allow illegal defects to stay on blocks of flats? The Building Safety (Remediation of Unsafe Cladding etc) Bill and associated PAS9980:2026 guidance is due to pass through parliament shortly. We call for PAS9980 to be amended to re-define "tolerable" to ensure all unlawful defects are fixed. Something we didn't think we would need to ask for after the horrors of Grenfell. @mhclg @GideonJAmos @KirstieMAllsopp @AlPinkerton @mtpennycook @The_ABI_UK @GrenfellUnited @EOCS_Official @NonQualifyingLH

The dangers of using PAS9980 for post Grenfell remediations was exposed by @GideonJAmos and @AlPinkerton in parliament and should not be included in the published Remediation Bill. This guidance due to become law : - Eliminates the need to check if defects breached building regulations at the time of construction. - Undermines the Fire Safety Order that needs buildings to be complaint with the Building Regulations to manage fire risk properly. - It condemns people to permanently high insurance and is rejected by the ABI. - Allows highly combustible material banned on new buildings to remain on existing buildings (RAQ example). - Allows completely opposing fire engineering conclusions to both be true. We must oppose this appalling remediation guidance from becoming law in the Remediation Bill as has now seen published. @geoffWilkinson @dominicahern @andyburnham @AngelaRayner @LibdemCharlie @KathPinnock
PAS9980 is in the Remediation Bill. Allows flammable cladding to stay in situ without mandatory requirement to show it’s passed a fire rig test if subjectively a fire engineer/assessor deems the risk ‘tolerable’ what do the families of the 72 dead at Grenfell and survivors say?

@BBCNews - Residents fear new PAS9980 rules could mean dangerous cladding is left on blocks of flats "Grenfell, cladding campaigners say even a tolerable risk is unacceptable and tower blocks should at least be repaired to meet the building regulations at the time they were built. This government enjoy playing a perverse game of Russian roulette and you know if that's the route they want to go down they need to be very very careful that that doesn't end up in another tower." @GideonJAmos @AlPinkerton @PhilH23 @EOCS_Official @WelshCladiators @EdwardJDavey @kevinhollinrake @andyburnham

For years new build customers have been paying the price of an underperforming sector, but you reward it? What’s the difference between Avanti and those that build dangerously defective homes?
For years, Avanti West Coast passengers have been left paying the price for underperforming services. Enough is enough. We will bring Avanti into public ownership.

Calling all fire engineers - how can both fire assessment reports under PAS9980 be true? One reports says leave the XPS panels on whilst the other says take them off.
