I mean— smells like fraud to me.
BREAKING: NYT reports that operatives with Democratic Alaska U.S. Senate candidate Mary Peltola’s campaign were behind the effort to find & recruit a candidate named Dan Sullivan to run against incumbent GOP Senator Dan S. Sullivan in an effort to confuse voters and peel votes from him. Specifically, NYT says they have reviewed text messages and documents that reveal in summer 2025, a Peltola staffer received instructions from campaign staffers to find as many people named Dan Sullivan in Alaska as possible. The staffer complied, going through voter records, and compiled a list. The operation “involved secret trips to far-flung Alaskan communities and the appearance of a mysterious Midwestern operative, who traversed the state using a fake name and made his pitch to would-be candidates over beers at brew pubs.” Per NYT: “The plan worked. This spring, a retired teacher from a tiny fishing village along the Alaska Panhandle, reachable only by air and sea, announced his candidacy for Senate. His name was Dan J. Sullivan.” nytimes.com/2026/10/28/us/po…

Fantastic Rutgers Real Estate conference yesterday in New Brunswick. Packed house with A+ speakers like @miasayoko and the great @bobantonicello (sorry I had to leave before saying hi)… plus a slew of @GovSherrillNJ cabinet and key appointments. Huge news: the Governor’s office reports that 74% of the DEP backlog is cleared and the entirety of the DOT minor access permits have been cleared. This is the sort of stuff that doesn’t always get reported but is really positive news. Credit where it is due: there is clearly a major effort to make state government more responsive and work faster… that should be applauded.

Even bigger losers than the builder: the tenants. They are in a bankrupt building and are likely living in a den of chaos. I often talk about 2nd and 3rd order effects— and this case is a paradigm example of those. I’ll be following.
wild ruling out of Seattle that @PHLCouncil needs to read. a builder put $39M into 254 low-income apartments locked at 60% AMI for 30 years. from 2015 to 2018 it worked, collecting ~94% of rent. then Seattle stacked on "tenant protections": banned criminal background checks, banned winter evictions, required 180 days notice for rent hikes + 3 months relocation pay, and forced the owner to let unscreened roommates move in and take over leases. result: rent collections dropped from 93.9% to 44.1%!!! the building lost nearly $6M through 2023 ($2.7M in 2023 alone) and is now appraised as functionally worthless. the city bankrupted actual affordable housing lol. the appeals court just ruled the owner can sue Seattle for an unconstitutional taking. when you strip a landlord's right to screen, collect rent or remove non-paying tenants, it's not "regulation" anymore, you took the building…. Philly has half these laws already 🙄 courts.wa.gov/opinions/pdf/8…

Q is one of my favorite all-time Colts. What a dark time to be a Colts fan.
Trade! The Colts are sending eight-time Pro Bowl guard Quenton Nelson to the Seahawks for a 2027 third-round pick and a 2028 fifth-round pick, sources tell @ringer @netflixsports.

If the State and local GOP party committees don’t get their act together they won’t get anyone elected anywhere. This is an indictment of the GOP party system and you can’t convince me otherwise.

You believe you are “anti-fascist” but Hamas is literally executing their citizens in the streets for questioning their rule. You believe you are anti-Nazi, but you are part of a faction trying to complete their political project. You believe you are anti-MAGA, but you are making our party seem insane to normal people. You are definitionally the thing you claim to fight.

My values, my identity and my community are far more important to me than any individual election result. Regardless, it’s widely understood that I lost in my particular district for the same reasons this ad is repugnant, blatantly false, and incites even more violence against Jews. And sadly, you consistently add fuel to this slanderous and anti-Jewish fire.

American families each pay $500 a year for ICE atrocities, $1,700 on Trump tariffs, $1175 more on health insurance, and $2290 on goods from China as it destroys the Uyghur people, but sure, air an ad about $161 to Israel instead. Yes, it’s antisemitic. El-Sayed should demand it be taken down.
Unless Abdul El-Sayed immediately demands that this campaign ad be taken down and unequivocally condemns it and its creators, he will be exposed as a vile, dangerous, and divisive antisemite. Any (of my fellow) Democrats who condemn the disgusting Ramaswamy ad in Ohio but do not condemn this deserve our unflinching contempt.

When I mention that my top issue is not Israel, it is the safety of my community here in Michigan, this is what I mean. Ads like this are fundamentally untrue (it is Donald Trump and the voters that returned him to power that are responsible for this war, not the 75% of American Jews who voted for Kamals Harris), but they also make my family unsafe by granting a moral permission structure to attack Jews in America.
New @RebellionPac ad dropping in Michigan. We have to suffer here at home, so Israel can get all its wars. That’s why they buy politicians like Mike Rogers. He promised to serve Israel “unconditionally,” but never made that promise to you.

The Assemblywoman is correct… I do not believe this is constitutional.
New York loses in court. NJ progressives: “Hold my beer.” Apparently, reading is hard. Our Legislature is packed with attorneys, yet the Supremacy Clause and limits of state authority still elude them. Even NJs nonpartisan Office of Legislative Services put a giant warning label on this hot mess: “SUBSTANTIAL LEGAL RISK,” with “significant uncertainty” over whether the State can even legally collect the money. And how much will taxpayers spend defending this beast in court? Who knows. OLS says the legal costs are "indeterminate". That's a fancy word that means "a boatload" in this context. Nothing says “affordability” like hiring lawyers with your money to find out whether the Constitution still applies. Hint: It does. New low for normalized Jew-hate in the American Democratic Party. Very sad: Painting your political opponents as puppets of Jews, as this El-Sayed ad does, and as crazed baby-killers and money-grubbing villains who are the root cause of every bad thing not just in the world, but in your life—from wars to the price of eggs to the reason you can’t have free healthcare—is not just low-grade Jew-hate. It’s pure Third Reich stuff, translated directly from the original German. Do you remember when Jewish Democrats in Michigan explained that they would vote for El-Sayed despite his open disdain for Jews, since there are many other important issues they need him to fight for? That anything was worth it to “defeat MAGA”? Well, here’s El-Sayed’s answer to them: Don’t worry, all those issues we agree on, like healthcare, inflation, and climate change, I’m going to make them about Jews too! I will tell the public that the Jews are the reason they can’t have those things.

I need to think about this… as it would remove needed flexibility but his point concerning process is, at its core, correct.
A guardrail that comes with its own notwithstanding is not a guardrail. It is a decoration. Stay NJ set a 12 percent surplus requirement before a single check goes out. Trenton has waived it in three consecutive budgets, at 10.9, 11.5 and 10 percent. Next week I introduce a constitutional amendment so the budget can no longer quietly override the laws we already passed. newjerseyglobe.com/legislatu…

If I had a nickel for everytime I’ve heard a GM mention a Bayesian hierarchical model, I’d have one nickel. And I acquired that nickel today.
My 2 questions for #NJDevils GM Sunny Mehta at his press conference today and his well thought out answers. Called him out for bluffing. Got him talking about Bayesian hierarchical models. And allegedly stole @mikemorrealeNHL’s question 😂
