Canada’s housing crash is now approaching America’s 2008 bust, per BMO.
Canadian home prices have fallen 20.5% nationally from their early-2022 peak, close to the 26% decline the US saw during the 2008 housing crash.
Central Okanagan, Oct 12-18 (single family): 131 new listings, 82 sales.
About 1.6 listings per sale, down from about 3 in late September. 65 expired, 66 cancelled.
One week isn't a trend, but worth watching.

Closed AMD today. $1.86 credit in, $0.93 debit out, exactly 50% of max profit. Not my genius, just following what @Tomunderwater , @Tony_BATtista , and @optionsuncapped have taught for years. Rules work when you follow them.
10 of 11 positions in my book right now are defined-risk spreads. The 1 that isn't (NKE) is undefined-risk on purpose, because I actually want to own the stock at that price.
Not every trade needs the same risk profile. It needs the risk profile that matches your actual thesis.
Kelowna home sellers captured 96.05% of their asking price on average in August. A year ago it was 95.83%.
Small move. But it tells you pricing discipline matters more right now than it did 12 months ago.
Curious what people are seeing out there, are buyers in your market negotiating harder, or is it more that sellers are just pricing smarter from day one?
SOLD — 324 Clifton Road N, Kelowna. 🎉

Everyone keeps saying AI will make us dumber or take our jobs. Here's what it actually did for me this morning: I had an idea I've carried for years but never had the coding or networking knowledge to build. Hiring it out would've eaten the whole profit margin. Today I spent an hour learning the real architecture behind it, one plain-language question at a time, no judgment, no rushing, no feeling bad for asking something twice. That's not replacing me. That's finally handing me the tools to build what I already knew how to think through.
Imagine this headline today: "Elite, Western-educated architect with a valid visa detained for 11 hours at Miami Int'l and denied entry over classified 'terror associations.' Critics slam U.S. profiling."
The internet would absolutely melt down. The hashtags would trend instantly. Activists would scream about Islamophobia, academia would blast the overreach against international talent, and the media would demand the government "put up or shut up" with their secret evidence.
The traveler? Mohamed Atta.
On paper in 2001, he was a dream visitor: upper-middle-class family, bilingual, graduated with honors in urban planning from a top German university.
This is the permanent national security trap. The public demands 100% due process and pristine PR on the world stage, but zero-tolerance preemption behind closed doors. When agencies act on a "digital association" and stop a threat, they get brutalized online for profiling. If they pass the person to avoid bad PR and it fails, thousands die.
In a post-9/11 world, the system is designed to take the bad PR every single time. Success is invisible; failure is catastrophic.

Can someone please explain how David Eby and his NDP still have 41% popular vote?
Kerry-Lynne Findlay and the BC Conservatives are now at 45%.
After the housing disaster.
After the street disorder.
After the drug policy mess.
After the affordability crisis.
After the soft-on-crime chaos.
After years of watching BC get worse in real time.
And somehow 41% of voters are still looking at David Eby’s NDP and saying:
“Yeah. More of that please.”
BC Conservatives lead.
But the real story is that the NDP still has 41%.
That should terrify everyone who has been paying attention.
