So I know this woman, she’s a flight attendant, and we have been friends for about 10 years.
Strictly platonic.
Last year, I got her a wonderful cake for her birthday, and made two very nice steak dinners.
She never even showed up.
This year I cooked a turkey for Thanksgiving, I asked her if she wanted to come and have some, she stated that she would love to, and then she never showed up.
She somehow thinks that’s perfectly fine.
Sadly mistaken.
There will never be another offer, ever.
As England and Wales finally begin making steps to finally phase out leasehold, France slowly rolls it out on the continent:

This is uncomfortable to post, but here goes.
A tribunal ruling linked to major works on my building has left me facing a life-altering leasehold bill. I’m trying to meet it without losing everything else in the process.
If you can help - or even just share - it genuinely matters.

Will be hilarious watching the shady estate agents try to justify why, against regulations, they have omitted the lease terms from their leasehold flat listings now that this is available from LEASE: check-lease-length.lease-adv….
Find the remaining lease term of any UK leasehold flat!
A massive issue with piecemeal leasehold reform is the risk of unintended consequences. If ground rents are abolished without planning, freeholders of long-lease blocks may simply dissolve the freeholder limited company - handing the asset to the Crown and making flats unsalable.
Dealing with a Bona Vacantia freehold is complex and costly - and rarely possible with the blocks in question (long lease, high ground rent flats sold to overseas investors). There needs to be a commonhold default in place before ground rent abolition.
Comprehensive win at the High Court for leaseholders. Leasehold reform is finally coming:

The freeholder challenge against the valuation provisions of the LFRA 24 seems pointless at this stage. 1/
Until the Gov are forced to reveal the capitalisation and deferment rates that will be applied under the LFRA 24, no one knows who the valuation reforms will benefit. 6/
How to destroy a brand.
For the benefit of others, an account named @dieworkwear runs a scam where he tries to extort brands into paying him consulting fees.
He’s run the scam on a number of people and likely buys engagement to boost his posts as his like to comment ratio is bizarre.
115,000 likes and only 278 hundred comments?
Also the commenters are anon accounts.

One was a friend of mine.
His scam is to extort American brands who use foreign materials because comparable U.S. alternatives aren't available by threatening them with bad publicity.
This can be intimidating to brands that never experienced social media shenanigans before.
He then demands they pay him consulting fees to "fix" this problem for them.
He admitted to running the scam many times.
The reality is "Derek" could simply write a blog post listing American alternatives to foreign material vendors for everyone's benefit.
It would take very little time.
But, he doesn't do it which is telling since he claims he is a professional "writer."
Instead, it appears he spends his energy buying engagement to try to extort his targets.
I am documenting in case he attempts to extort others.
Also @X may want to investigate whether he is buying engagement.
Thank you.

This isn't extortion. Derek Guy offered professional consulting services to bring Constantino's company's manufacturing practices in line with his stated beliefs about American manufacturing. It's snarky, but a legitimate offer of services, not sarcasm or a scam.

The UK @CompaniesHouse will be introducing compulsory ID verification for directors and Persons with Significant Control from Autumn 2025. The app for ID verification is pretty critical as it has significant implications for the UK economy. Unsurprisingly, it's a mess:
2/ Many users rely on a phone as default. The team who decided that 2FA for Government One accounts via an authenticator app requires scanning of a QR code displayed on the screen *of the device itself* should be fired. Allow emailing of the code to another device for scanning!
