Office investment is gaining traction in select markets as better leasing conditions and reset values draw capital.Demand stays focused on trophy and well-located assets, while distress and refinancing pressure create openings for recapitalizations, restructurings, and acquisitions.

Harbor Health expands into Houston with Village Medical clinics deal
Harbor Health, an Austin-based "payvider," is expanding into the Houston market by acquiring 27 Village Medical clinics and launching insurance products across the region.
Harbor Health expects to close the purchase of 27 of Houston’s 41 Village Medical locations by the end of 2026. The clinics will retain the Village Medical name and continue accepting patients' current insurance without requiring action from consumers.

Houston’s medical-office market is seeing larger tenant requirements as new supply nearly dries up.
From March 2024 to March 2026 vs. the comparable pre-pandemic period:
📈 15,000–20,000 sf leases nearly tripled
📈 10,000–15,000 sf leases nearly doubled
Private-equity-backed providers, especially in aesthetics, wellness, plastic surgery, and diagnostic imaging are expanding from small, roughly 2,500-SF footprints into 7,000–15,000 SF.
Only one outpatient medical office project remains under construction in the Houston area.
Developers are increasingly waiting for pre-leasing commitments before starting construction because of elevated building costs.
Houston healthcare real estate demand is shifting toward fewer but substantially larger, brand-forward outpatient locations.

A seafood restaurant in Baton Rouge, a Staples in Maine, and a Macy’s in Dallas are all becoming outpatient clinics.
Converting offices and stores into medical buildings used to be rare because of HVAC, parking, and equipment demands. Nearly a million square feet of those projects started in 2025, and another 800,000 square feet have started this year, a sharp rise from 2024.
Adaptive reuse is emerging as a practical response to high development costs and tight supply in the medical outpatient building (MOB) sector. Elevated construction costs: New MOB development remains expensive (often $500+ per square foot all-in in many markets). Ground-up projects face high capital costs, longer timelines, and constrained financing.
Strong demand + limited supply: National MOB occupancy sits near record levels (around 92.5% in top markets), with absorption outpacing deliveries.
Outpatient care continues shifting away from hospitals due to demographics (aging population) and lower-cost care models. Surplus commercial inventory: Traditional office vacancy remains elevated in many markets, and some retail assets are underutilized.
Converting these can be faster and cheaper than building new when the right building is available. Retrofitting existing space is frequently more economical than new construction, especially for lower- to moderate-acuity outpatient uses (exam rooms, clinics, physical therapy, and basic imaging).

BREAKING: SpaceX gets approval for 444 acres near the Port of Brownsville, clearing the way for a major expansion.
The city also approved a major infrastructure agreement with SpaceX:
• Up to $220 million for regional water and wastewater projects
• An initial $40 million escrow contribution
• Six additional quarterly payments of $30 million each
• Projects capable of adding around 18 million gallons of water supply per day
• Funding for water reuse, wastewater reclamation and expansion of the Southmost Regional Water Authority plant
This is much bigger than a land deal. SpaceX is helping build critical infrastructure that could strengthen South Texas for generations.
