The small number of specific flaws include shared owners in blocks like mine being unable to extend their lease. A reminder that under the previous @UKLabour govt it was apparently fine for housing associations to sell short underleases they *knew* could not be extended.
Ignore the misinformation. We need to fix a small number of specific flaws that the previous government knowingly left in its Leasehold and Freehold Reform Act 2024 to ensure that the enfranchisement measures in that piece of legislation can operate as intended. We have made clear we intend to make those fixes through our forthcoming Commonhold and Leasehold Reform Bill. Once we have done so and can implement the new valuation process, it will be cheaper and easier for leaseholders to extend their lease or buy their freehold.

Yes share ownership is something which doesn't make any sense and should be avoided.

Well, you could try building blocks of flats that don't end up either unsaleable or fleece people with service charges and ground rents. There's a long list of people trapped in shoddy blocks of flats that developers made lots of money off.

.@HomeBuildersFed who know full well the quality of new build homes is so poor & so dangerous that lenders won't touch them with a barge pole. Instead of squeezing taxpayers & leaseholders for obscene profits for your rogue members, do your job & build safe, quality homes.
Mortgage availability and pricing are often less favourable for new build homes than for older properties. Some lenders do not offer mortgages on new builds, while others provide less competitive terms, particularly for apartments. As a result, higher deposits are often required and many households are blocked from buying energy-efficient new homes. Your First Home provides an opportunity to address this, though the detail will be crucial.

So the announcement from Treasury this morning designed to get good headlines was scandalously misleading as it did not mention a commencement date. Healey reveals it will be April 2030 which is after the next general election!

Government widens net to try and hoodwink more unsuspecting people into Snared Ownership in attempt to keep the property Ponzi going.
Shared ownership income caps are increasing for the first time in a decade, the Housing Minister revealed.. The government also outlined new measures aimed at tackling affordability pressures and improving the experience of shared owners. 👇 Read about the changes below

In any other market what do you think will happen when the product offered to consumers is manufactured with underlying defects and quality issues? Oh, and you have zero consumer rights when it all goes wrong. The "value" people are asked to pay isn't there. The result is a market correction. The fairytale property economics cannot continue.

Inflation spiked in 2022, so the previous govt capped shared owners’ rent increases at 7% in 2023. Housing associations resented it. Pennycook promised he wouldn’t cap our rent increases for the next decade. Now they have "greater certainty".

This government’s plans are too little, too late. We call on MPs scrutinising the Social Housing Bill to insist on a statutory review of shared ownership and demand funding for buybacks. questions-statements.parliam…

🆕 Minister @mtpennycook has set out his plans for shared ownership. The problem? It’s a plan to sell more shared ownership homes, not to help existing shared owners. 🖇️ Link in next post

MP @JamesAsser says it's "absolutely infuriating" that 200+ of his constituents have been forced out of three Canning Town towers overnight. He should be. But his party has known about this crisis for years. Royal Gateway is about 10 years old and already run by residents under Right to Manage. Leasehold tenure reform wouldn't have saved anyone. This is England's unspoken housing crisis: too much new-build stock isn't built to the standard it was sold and mortgaged on. When it fails, the bill lands on buyers who've put everything into a deposit and can't fund repairs or years of litigation. So most absorb it, and stay quiet. In 2023, @Keir_Starmer pressed Michael Gove over @dannybster's new-build in his own Camden constituency, a block its own developer's survey said might need demolishing. His constituents, he said, "cannot be left paying the cost of a broken system." He never came to see it. Then Labour took power, and his office offered Dan help only within existing law. Dan's new Labour MP, @Sagal_AW, hasn't visited yet either. Green leader @ZackPolanski has. Seven years and more than £500,000 in legal costs later, Dan's flat is uninsurable and unmortgageable, with still no viable plan to fix it. Meanwhile the government's Your First Home scheme is nudging more buyers into new builds. So, @JamesAsser: you asked who's at fault. Part of the answer is your own government. Labour has had more than two years to give new-build buyers real protection and still hasn't. Will you push it to make developers, contractors, inspectors and warranty providers pay, or just stay infuriated? Infuriating isn't a policy.

“It’s infuriating me. This shouldn’t be happening to my constituents” Well, it is, and legally there’s very little in place to protect them. If only there was a governing power in place with a majority which had the ability to change it 🤔bbc.co.uk/news/articles/c8g4…

Or a new build. The market has been destroyed and politicians have their eyes and ears shut.
I understand why we journalists press Labour on their housing target - but IMO questioning why they won’t hit it & what they plan to do is now far more urgent: - housebuilding in trouble because of rising costs and developers unwilling or unable to adjust their profit expectations…plus - …younger buyers locked out so can’t buy their homes partly because of… - fluctuating mortgage rates due to global volatility… - and the fact nobody in their right mind wants a leasehold flat now (flats key to building at scale)

Who’s it for? Watch the money. The scheme was announced on a Saturday. On Monday morning Persimmon went up 14.6%. Barratt Redrow 14.4%. Taylor Wimpey 13.4%. Bellway 13.3%. Vistry 12.3%. By lunch the housebuilders were worth £2bn more than on Friday. A share price is a bet on future profit. Nobody had used the scheme yet. The traders weren’t betting on first-time buyers.

To be honest, all I see are high-rise blocks of flats with brick-slip external walls, and my immediate thought is: what nasty surprises could be lurking behind them? Missing cavity barriers? Faulty fire doors? Oh, and what will the service charge be in a couple of years' time?
These pinwheel-shaped blocks in south London, complete with bluebell woods and private balconies, shows pleasant social housing can be built on a budget thetimes.com/life-style/prop…
