Today I celebrate not just my birthday, but every challenge I have survived, every lesson I have learned, and every version of myself that has refused to give up. Thank you God for +1 and onto the new age with God’s guidance 🙏🏽

Most tenants read the service charge as a tax. It is closer to a budget, and it is worth knowing how it is built. It funds what the whole building uses and no single occupier owns. Common area cleaning and lighting, security across every shift, lift and generator servicing, standby fuel, water and waste, landscaping, and the management of all of it. Two things set what you pay: the total cost of running the building for the year, and your share, usually fixed by the floor area you occupy as a proportion of the whole. Three questions before you sign. - Is there a reconciliation at year end against actual spend, with the difference credited or recovered? - What sits inside the charge and what is billed separately? - Is there provision for replacement and not only repair? A low service charge is not automatically good news. Sometimes it means work is being deferred, and deferred work arrives eventually, usually at a worse moment. #BrollUganda #PropertyManagement

I thank H.E President Emmerson Mnangagwa and Prof Dr Amon Murwira the Minister of Foreign Affairs for the opportunity bestowed upon me to serve the Republic of Zimbabwe. @sumz_snacks @ZimTradeAlerts @zidainvest
This morning, the Minister of Foreign Affairs and International Trade, Hon. Prof. dr. Amon Murwira, officially handed over the Letter of Appointment to Zimbabwe’s Honorary Consul to Uganda, Dr. Dennis Ngabirano. The strategic appointment seeks to strengthen bilateral trade and investment ties while expanding Zimbabwe’s commercial footprint in East Africa under the African Continental Free Trade Area (AfCFTA). It will facilitate connections between Zimbabwean enterprises and East African markets across key sectors, including agriculture, pharmaceuticals and mineral beneficiation. An accomplished Ugandan businessman, Dr. Ngabirano brings extensive private-sector experience and a strong commercial network across the Great Lakes region. His appointment is expected to help bridge existing trade barriers, unlock new business opportunities and connect Zimbabwean producers and exporters with lucrative East African markets.

A shopping centre is not a building with shops in it. It is a trading environment, and it is managed as one. The work starts with tenant mix. Which categories sit beside which, where the anchors pull people through, how a quiet corner gets fixed by moving one unit rather than discounting five. A centre where the mix is wrong loses money quietly for years before anyone names the problem. Then the trading side. Footfall counted and understood rather than guessed at turnover rent where the lease provides for it. Marketing timed to the days the data says are soft. And underneath it, the operational base: cleaning, security, parking flow, lifts and escalators, and the maintenance that keeps a busy public building safe. Retail management is where property management meets retail trading. Doing it well means understanding both. Enquiries: 0393 194 101 or [email protected] #BrollUganda #RetailProperty
