You don’t own enough Tesla shares
Probably buy it for a 30-40% premium
BREAKING: Elon Musk to merge Tesla and SpaceX in a $3.7 trillion mega-deal
70% chance it happens before 2028
I don’t see humanoid AC robots being able to fix your home ac for another 50-100 years
Maybe I’m naive

Humanoid robots are coming.
Eventually, a robot will drive up and fix your HVAC.
So, avoid any job that a humanoid robot will take.
(What do you think those jobs are?)
How are millennials and Gen X getting rich? Boomers don’t own everything
You can still get rich today, it’s just harder for now
From 2022 to 2025.
Under 35:
> Median net worth DOWN 23%.
75+:
> Median net worth UP 37%.
One generation already owns everything that has appreciated for decades.
The next is trying to catch up with today's borrowing costs.
But sure, $7 coffee is the problem...

If you TRULY have cash, and you are TRULY ready to close escrow on a property and a seller TRULY needs to sell, and the timing is right…..
You will get the opportunity of a lifetime
You have to have money to close the deal, you need to make the offer to let the seller know that you’re serious
Make your offer, make an aggressive offer and do not negotiate
If they say no, say “OK cool call me when you’re ready to sell”
Eventually, they will need to sell, and eventually you will be the buyer
That’s how the millionaires work, that’s how the millionaires THINK
Don’t negotiate against yourself if you’re the only buyer ….
Stand proud and damn tall and know that you’re the only person that has the cash to close the deal at that point in time.
You are in the driver seat…. YOU are calling the shots, not them
Never ever negotiate against yourself
Make the offer, stay firm, and be patient.
Make an aggressive offer, then walk away and wait for them to accept
Remember that you don’t care if they accept your offer, THEY are the ones that need to accept your offer
A close friend of mine bought hundreds of homes back in 2010 through 2014
I’ll never forget the story he told me
Four bedroom house in Riverside was listed for $135,000 (1600sf)
He decided to offer $85,000
Listing agent told him to F off screamed at him, scream scream scream slammed the phone down and hung up
Fast-forward 60 days
Listing agent calls back and says “hey will you do $86,000?”
He closed it all cash in two weeks
Today it’s worth about $600,000
If you make an offer and they say no, you are in the exact same position you were before you made the offer
Make the offer, just make the offer, who cares if they say no
They just might accidentally say yes

Look up to a 3 hour drive from your house
Look where numbers work.
You live in so cal look in Bakersfield
You live in Silicon Valley look in Fresno
If the numbers don’t work in your neighborhood, look in neighborhoods where the numbers work
It works. Trust me.

Fresno is the same distance to ski areas that Denver is
Fresno gets more sunshine and isn’t cold in the winter. They are both hot in summer
Fresno housing is 40% cheaper
Fresno is only two hours from the coast
Yes, I realize that Fresno sucks but that’s besides the point 😂

U.S. inflation has now been above the Fed’s 2% target for 66 straight months, more than five years.
It’s only the third time in the past century that inflation has stayed above 2% for at least five years, per Bespoke Investment Group.

Not sure where you are, but make some crazy offers and just keep offering and keep offering and keep offering
You might have to make 100 offers, but you’ll get something crazy eventually
Eventually, you having cash and a desperate seller needing to sell
Eventually, you will steal something

Our family is buying an apartment in New York City, and I wanted to understand the likelihood of new buildings going up that might block our views.
I spoke to our attorney about it, and he explained that it was actually a pretty complicated and expensive process. I’d need to hire an architect to do a bunch of in-depth research, and that it could take a while.
Instead, I decided to call Bob Knakal and share my dilemma with him.
He immediately walked me through every single parcel that could potentially impact our views, who the owners were, the likelihood of development, which parcels he predicted would be developed, when, and why.
It was surreal, and the information was far better than anything I could have possibly found anywhere else!
There’s a reason he’s the greatest commercial real estate broker in history.
The legend of @BobKnakal

I’ve been telling people it’s a buyers market. Just lowball!
My friend told me he just bought a house in Vegas that would have sold for $450k 4 years ago for $275k
1600 SF
Nice house, he’s keeping as a rental
He also bought 10 detached small apts in LA for $1,000,000 ($100k PER DOOR!) all 1 and 2 bed apts, easily 50% off from a few years ago
Buyers call the shots! Make LOW offers
Now is an investor’s time to shine
Get fired up! Go make offers!
You should be so excited right now, now is our chance
Kick ASS today!! 🍻
Make more offers, get more/better deals
That’s how this works, there are no secrets
