👀 Newbuild completed in 2022. Mixed-use development owned by a private freeholder, with build-to-rent, shared ownership and "affordable" rent units. It has a communal heat network and is managed by Rendall & Rittner.

It’s clear the govt is moving away from the manifesto commitments to leaseholders.
End leaseholders was the promise, not tinkering.

Labour is laughing at you.
They promised to end leasehold.
@AngelaRayner admits the flats market has collapsed.
People reject serfdom.
Yet Labour has dropped RTM reforms that would let leaseholders chainsaw through scammy service charges and save the market.
It stinks.

You have got to do something about district heat network standing charges too. They’re criminal, yet residents have nowhere else to go.

And he mentions about 150,000 new leaseholds registered under Labour! No doubt the true count is higher.

The legal structure that allows Freeholders to extract unlimited cash from leaseholders via their ability to appoint Managing Agents must end. The new bill must specify that only those who pay service charges be allowed to choose the MA. Bad MAs will be sacked.

@andyburnham talks about taking back control. So why won’t his upcoming Bill give leaseholders the Right to Manage?

We said at the time he could have put the changes in the Renters Bill. We got attacked and gaslit for suggesting it by labour-aligned lawyers - like we had made a legal faux pas and just didn't understand how legislation worked. It felt 'co-ordinated'.
Matthew Pennycook is a widely respected minister.
To insinuate that the government "knowingly left" specific flaws in this legislation is totally disingenuous and entirely wrong. I was the minister responsible and I worked closely with officials, after I left government I sat on the bill committee that scrutinised this. I do not recall Pennycook ever mentioning these flaws while he was shadowing me or my successor.
He is talking about technical legislation drafted by government lawyers. The same ones that advised us, and are now advising him. Drafting errors occur every single day in government business, that's why governments put down amendments to their own legislation every day in both houses. Pennycook knows this full well.
I've been the first one to say we made mistakes in government and we got things wrong. But for Pennycook to make this allegation quite shameful and I hope he takes it down and apologises.
I've put down PQs on these so-called "flaws" and I've attached answers from the government to this post. Judge for yourself. We were making the running on this, after years of inaction by successive governments
And had he and his Housing Secretaries had the best interests of leaseholders at heart, as soon as he had got his feet under the desk and discovered these drafting errors, they could have taken action. It's now more than two years since they won a landslide and they've not tackled it. So spare me this type of misinformation and criticism!

Can corroborate this insane number. Ours rose from about £390 in 2025 to an utterly disgusting £510 per month in 2026. Un-fucking- believable. That is around 30% uplift. And I have no idea what it is all for.

Disturbing interview. @AngelaRayner fails to stand by her earlier commitment to making lease extensions & enfranchisement cheaper. Instead, when pushed, refers only to ground rents & service charges. Has this govt caved to exploitative freeholders?
@Victoria_Spratt @andyburnham
HUGE political story.
Rayner is rattled.
Labour are betraying their manifesto promise to end leasehold.
@mtpennycook is ditching his own “guiding principle” from opposition: lowest possible premiums for leaseholders, for much cheaper lease extensions and freehold buy-outs.
Tower Hamlets Justice for Leaseholders retweeted
It is actually in the interests of almost everyone to drop leasehold for freehold in newbuild, and offer a fair route to freehold in remaining leasehold, because we now have the market in free fall, developers struggling to sell new leasehold flats. They are heavily discounted.
Rayner is wrong.
The government has chosen to sit on the 2024 Act, developers aren’t rushing to offer share of freehold, and @mtpennycook kicked the ban on new leasehold flats into the 2030s, despite it being an urgent supply-side reform.

Hi Ashley, we haven’t called for freeholds to be handed over for free. We’re simply calling for the rates under the 2024 Act to reflect market value, which has plummeted in recent years. The days of freehold punters being paid over the odds to exit our homes are over.
