Rates finally went down a little, and I know a little doesn't feel like much when you're trying to buy. Freddie Mac's 30-year average was 7.32% last week, down from 7.40%. A year ago it was 6.19%. The Fed meets this week and is expected to hold.

If the monthly payment is the thing keeping you from buying right now, that makes total sense. On a $1M home, Homa buyers get $20,000 back as a Homa Credit, and putting it toward the rate takes it from 6.99% to 6.37%, about $327 less a month.

Thanks VJ, you’re right. We’ll fix that discrepancy. Looks like a typo in one of our a/b experiment home pages. It shouldn’t say average. It should look like the attached.

One of our buyers got $12,000 back at closing on a $624,900 home in Round Rock, Texas. The same math on a Bay Area home is a different universe. At $1.5M with 2.5% offered to the buyer's agent, the credit would be $22,500. The bigger the price, the more it matters who's on your side of the table. (Depends on seller-paid comp and lender approval.)

LA condo, $950K. Seller offers 2% to the buyer's agent: $19,000. Most buyers never see a dollar of it. With Homa, we keep 1% of the price ($9,500) and $9,500 comes back to you as a credit at closing. That's real money for closing costs, a rate buydown, or just lowering what you pay. (Depends on seller-paid comp and lender approval.)
