Tonight, the American people sent a clear message — they want a politics that brings people together rather than divides them, and leaders who offer concrete solutions to the challenges they face. These results were only possible because outstanding candidates stepped forward in every region of the country — including in areas once considered long shots. They came from different backgrounds and represented a range of political perspectives, but were united by shared values, a belief in public service, and a commitment to putting the people of their districts and states first. We also owe a debt of gratitude to the thousands of election officials and volunteers from both parties who helped ensure a smooth election and carried out one of the most essential functions of our democracy. While this administration has another two years in office, our job now is to roll up our sleeves, make changes wherever we have the power to do so, prevent further damage, and lay the groundwork for the future.

Personal note: Fuck you.
Tonight wasn’t the night our campaign had hoped for. To everyone who stood alongside us, gave your time, and believed in what we set out to accomplish, thank you. I will never forget your dedication, your friendship, and, above all, your love for the great state of Texas. As Thomas Jefferson once wrote, “I like the dreams of the future better than the history of the past.” My dreams for Texas and America remain undiminished, as does my faith in the indomitable spirit of the people of the Lone Star State. I’m not going anywhere — because we have work to do. Onward.

hello there the jacobian conjecture is false thanx to my close friend akhil for asking about it and my other close friend fable for working during the world cup final ((1+xy)^3 z + y^2 (1+xy) (4+3xy), y + 3 x (1+xy)^2 z + 3 x y^2 (4+3xy), 2 x - 3 x^2 y - x^3 z): \C^3\to \C^3, has jacobian determinant -2, and sends (0, 0, -1/4), (1, -3/2, 13/2), and (-1, 3/2, 13/2) to (-1/4, 0, 0)

There was a really interesting paper on LA's TOC program published by Stephanie Kestelman at Harvard in December that has completely flown under the radar. It found that, while the program increased entitlements, it didn't actually increase the number of units that got built

North America has an elevator problem. Elevators are more expensive to install and maintain in the United States and Canada than elsewhere in the developed world.

🚨Replication alert🚨 I'm pleased to announce that my replication of Moretti (2021) is now accepted as a comment at AER. I find ten issues in the paper. My comment focuses on two major problems; in the appendix, I document eight (relatively) minor problems. 1/

Man. Don’t know how to explain it other than shock. Words cannot express the pain of this letdown. The frustration is unfathomable. I’ve worked my whole life to get to this moment and this is how it ends? Makes no sense. Now that I’ve gotten surgery, I wish I could count the number of times people will tell me I’m going to “come back stronger”. What a cliche lol, this shit sucks. My foot feels like dead weight fam. But what’s hurting most I think is my mind. Feel like I’m rambling, but I know this is something I’ll look back on when I’m through this, as something I’m proud I fought through. It feels good to let this shit out without y’all seeing the kid ugly cry. At 25, I’ve already learned that God never gives us more than we can handle. I know I’ll come out on the other side of this a better man and a better player. And honestly, right now, torn Achilles and all, I don’t regret it. I’d do it again, and again after that, to fight for this city and my brothers. For the chance to do something special. Indy, I’m sorry. If any fan base doesn’t deserve this, it’s y’all. But together we are going to fight like hell to get back to this very spot, and get over this hurdle. I don’t doubt for a second that y’all have my back, and I hope you guys know that I have yours. I think Kobe said it best when in this same situation. “There are far greater issues/challenges in the world then a torn achilles. Stop feeling sorry for yourself, find the silver lining and get to work with the same belief, same drive and same conviction as ever.” And that’s exactly right. I will do everything in my power to get back right. My journey to get to where I am today wasn’t by happenstance, I’ve pushed myself every day to be great. And I will continue to do just that. The most important part of this all, is that I’m grateful. I’m grateful for every single experience that’s led me here. I’m grateful for all the love from the hoop world. I don’t “have to” go through this, I get to go through this. I’m grateful for the road that lies ahead. Watch how I come back from this. So, give me some time, I’ll dust myself off and get right back to being the best version of Tyrese Haliburton. -0 Proverbs 3:5-6 “Trust in the Lord with all your heart, and lean not on your own understanding; in all your ways acknowledge Him, and He will make your paths straight."

this report from 1979 found that 22% of corruption cases in US local government arose from land-use regulation. uses case studies to confirm these hypotheses. probably still explains a lot today!
A mixed-metaphor illustration on this DOJ report on zoning corruption, but I'll take it. books.google.com/books?hl=en…

The first CDBG-Pro grant summaries online now seem better than my worst fears...but far below my hopes It's good that we started so small in order to learn before the next larger grant round. If these are the qualifications of the winners, the losers might well be terrible
Skimming the PRO Grant awards, intended to reward/incentivize jurisdictions for boosting housing supply, and one thing that jumps out is some jurisdictions are being rewarded for creating Inclusionary Zoning programs that reduce housing supply

As the 421a replacement debate continues, @FurmanCenterNYU is pointing out that a dispute between real estate and labor unions over wages is overshadowing the actual affordability component of the plan More on that here: gothamist.com/news/nyc-is-ad…
NY stands at a crossroads as it creates a new property tax exemption that can spur new housing. Our brief highlights a critical consideration: the needs of lower-income families. Here’s why ‘affordability’ should be a top priority for NY policymakers in crafting an exemption🧵

Also... AAGGH differential privacy strikes again! Can't dig into this now but maybe I shouldn't be surprised at PEP being wildly inconsistent with occupancy data since they STOPPED USING IT ENTIRELY after 2020! So many downstream data quality impacts from differential privacy..
