The @NYCMayor Mamdani pied a terre tax (the PAT tax) will likely reduce overall tax revenues for NY and that’s before considering the capital flight it will cause. When a NYC home is burdened with an additional annual tax, the home value will decline by the capitalized value of that new tax. While the PAT tax is set at 5%, it is 5% of the assessed value of the home, which is generally substantially less than its market value. Assessed values are typically a fraction, let’s say 6%-15%, of the market value of a home and/or apartment so economically the PAT tax should be approximately 0.3%-0.75% of the market value of the home. Using a 4% cap rate, a 0.3%-0.75% PAT tax should reduce market values and annual real estate tax collections by 7.5%-18.75% assuming people believe the tax will be payable annually over the long term. The impact on current real estate values is not just on owners whose primary residence is elsewhere. As such, the value of all NYC residential real estate is going to decline. This will lead to substantially reduced assessed values and lower overall real estate tax collections. And all of the above is before considering capital flight as more wealthy NYers leave the city and the desirability of NYC residential real estate declines. Tell me why I am wrong.

This is exactly why we created @honeycakefiles. When intruders make it past your perimeter, they are met with protected files instead of your sensitive data. Come see us at Booth 6101 at Black Hat in Vegas.
What happens when advanced cyberattacks are no longer rare, but routine? At Black Hat USA 2026, David Weston takes the stage for the Keynote, "The End of Rare: Defending When Offense Is Cheap," exploring how AI, automation, and increasingly accessible offensive tools are reshaping the cybersecurity landscape. As attacks become cheaper and more scalable, the goal is no longer stopping every threat. It's building resilient systems that can withstand constant pressure and recover quickly when attacks occur. Join David for a forward-looking discussion on the evolving threat landscape, the economics driving today's attackers, and what emergent defense looks like in the AI era. 📅 Wednesday, 9:15 AM📍Main Stage, Business Hall Secure your spot: blackhat.com/us-26/features/…

Something I realized when I became a parent is there's a window of time when your parents are healthy, your kids are little, and everyone gets to experience multiple generations of family spending time together. Cherish this time and don’t take a single moment of it for granted.

Nothing more appropriate than New Yorkers complaining about a ticket policy more than their own fans assaulting Spurs fans on the street.

This is a total bummer. I went to San Antonio, for Game 1, ALONE, in a lightweight-Knicks-collared-shirt and was treated with absolute kindness. Really hope @NYCMayor responds appropriately.

I can attest this is 100% true. Been to a hundred Sixers game. Never seen anything like this.
Only New Yorkers would have to include comments about Philly about their own awful behavior. Philly has nothing to do with how trashy Knicks fans are. I guarantee you are safer leaving a Sixers game than a Knicks game.
